Rogers Continues to See Extensive Development in 2023 and Beyond

It is an Exciting Time to Live, Work and Play in Northwest Arkansas

Rogers is thriving with fresh development, and there seems to be a new project announced each day. There are countless businesses popping up throughout our bustling community, including new office buildings and restaurants. Rogers has recently undergone more than $400 million of development in the Pinnacle uptown area alone. Welcome to one of the fastest-growing places in the nation, offering world-class meeting amenities, dynamic intellectual capital and access to innovative industry leaders, from Tyson Foods and J.B. Hunt Transport to Walmart.

Uptown Rogers

Pinnacle Hills Promenade Mall features more than 100 shops and nearly 20 restaurants, with new tenants such as Blue Zoo Aquarium and Texas de Brazil coming soon. It also includes entertainment such as Dave and Buster’s along with popular eateries Big Orange and Local Lime and new western wear apparel shop Tecovas.

The City of Rogers is improving connectivity from one side of Interstate 49 to the other with three overpasses, including one south of Embassy Suites Northwest Arkansas Hotel, Spa & Convention Center, our premier meeting and conference center that offers meeting space for groups of all sizes. The overpasses include wide paths to accommodate cyclists and pedestrians crossing the interstate. The uptown overpass gives attendees easier access to the Pinnacle Hills Promenade less than a mile from the Embassy Suites with enhanced walkability.

While getting to and from Rogers is becoming more convenient, development inside the city is growing just as quickly. Pinnacle Heights is a new high-end multi-family apartment complex with 296 units and 26,000 square feet of retail amenities on the bottom floor. A Tapestry Collection by Hilton hotel is planned for the development as well.

Hachem Investments has developed a building called "One Uptown". The 2-acre site at the intersection of south Champions Boulevard and west Pauline Whitaker Parkway is a new three-story, mixed-use property in 69,000 square feet designed by Robert Ehardt. It consists of retail shops, office tenants and two rooftop restaurants along with a parking deck. The company plans to build a 10-story, mixed-use building in the area in the future as well.

Cushman & Wakefield/Sage Partners also has big plans for uptown Rogers. A 27-acre field next to Hunt Tower will eventually be developed into 1 million square feet of commercial and residential real estate called "Pinnacle Village" valued at more than $100 million. It will create walkable, urban spaces for both residents and visitors to enjoy. Pedestrian-friendly destinations have been a major focus for recent developments in Rogers.

Pinnacle Village will have four six-story office buildings, two six-story apartment buildings, 27 townhomes, a food court, restaurants, and a 115-room hotel. It will have a central plaza for events and entertainment that will include two tennis courts, two pools, a basketball court and an indoor gym. It could also eventually add an upscale movie theater or bowling alley, and the project is intended to allow the area to host events such as farmers markets or festivals with major foot traffic.

The District at Pinnacle Hills is a mixed-use development from Whisinvest Realty that will include approximately 92,000 square feet of retail and restaurant space and 100,000 square feet of office above the retail. A multi-story residential community and a boutique hotel with a convention center is also planned for the development.

The Walmart AMP (which recently completed a $13.9 million expansion) features a state-of-the-art facility perfect for company outings and events including the new Choctaw Plaza, and TopGolf continues to be a top Rogers destination. The opportunities here are endless.

Located in the heart of Pinnacle Hills, Northgate Plaza I & II lead the charge in Class A office space and offer many tenant amenities such as a cafe, communal and private balconies, and a parking deck which features a fitness center on the ground level and a 2,500 square foot event center on the roof with both indoor and outdoor entertaining and meeting areas.

Rogers also offers group activities and attractions within a short drive, such as exploring a cave at War Eagle Cavern, hiking at Hobbs State Park-Conservation Area, learning local history at Daisy Airgun Museum, and much more.

Downtown Rogers

New to downtown Rogers is the Railyard Park . The newly renovated park features a Water Stop splash pad, Play Yard for the kids, picnic tables, benches, shade structures, and is located in the heart of downtown Rogers near many shops and restaurants. The park also has The Butterfield Stage programmed with music and events throughout the year.

Also new to downtown Rogers is a multi-family development, First Street Flats, developed by Specialized Real Estate Group. First Street Flats will be the first ground-up, large-scale, multi-family community in downtown. Designed by Modus Studio, it will be located in the Water Tower District at 401 First St. Supplying 121 units made up of studio, one bedroom, and two bedroom units with adaptable spaces, First Street Flats will offer a prime location for accessibility to outdoor recreation.

Finally, Loloft celebrated their grand opening in late 2022 in downtown. A new concept marrying flexible micro-warehousing and office co-working space, Loloft solves a problem for small and growth-stage companies that need physical space to store or handle products by combining shared office space with private micro-warehouse units ranging in size from 150 square feet to 5,000 square feet under one climate-controlled roof. Funded by RZC Investments, Loloft combines free purpose-built solutions such as shipping receipt and unloading services, loading dock access and daily carrier services with the traditional co-working amenities of high-speed WiFi, meeting rooms, phone booths, community engagement and flexible terms starting at three months.
