Substantial Developments Coming to Rogers in 2021 and Beyond

It is an exciting time to live, work and play in Northwest Arkansas. Rogers is thriving with fresh development, and there seems to be a new project announced each day.

The City of Rogers has plans to improve connectivity from one side of Interstate 49 to the other by building three overpasses, one of which will be south of Embassy Suites Northwest Arkansas Hotel, Spa & Convention Center.

The projects are expected to include at least one 10- to 12-foot-wide path to accommodate cyclists and pedestrians crossing the interstate. The uptown overpass will give attendees easier access to the 100 shops and 15 restaurants in the Pinnacle Hills Promenade area less than a mile from the Embassy Suites, and will provide enhanced walkability.

While getting to and from Rogers is becoming more convenient, development inside the city is growing just as quickly. Around $400 million of it has been recently completed or planned for the immediate future.

Hachem Investments is developing a building called "One Uptown" that is nearing completion. The 2-acre site at the intersection of south Champions Boulevard and west Pauline Whitaker Parkway will be a three-story, mixed-use property in 69,000 square feet designed by Harrison French & Associates. It will consist of retail shops, office tenants and two rooftop restaurants. ​It is expected to cost $15 million.​ The company plans to build a 10-story, mixed-use building in the area in the future as well.

Cushman & Wakefield/Sage Partners also has big plans for uptown Rogers. A 27-acre field next to Hunt Tower will be developed into 1 million square feet of commercial and residential real estate called "Pinnacle Village" over the next 10 years. It is valued at more than $100 million. The project is designed by Miller, Boskus, Lack Architects and will create walkable, urban spaces for both residents and visitors to enjoy. Pedestrian-friendly destinations have been a major focus for recent developments in Rogers.

Pinnacle Village will have four six-story office buildings, two six-story apartment buildings, 27 townhomes, a food court, restaurants, and a 115-room hotel. It will have a central plaza for events and entertainment that will include two tennis courts, two pools, a basketball court and an indoor gym. It could also eventually add an upscale movie theater or bowling alley, and the project is intended to allow the area to host events such as farmers markets or festivals with major foot traffic.

 

The Walmart AMP (which recently completed a $13.9 million expansion) and TopGolf (now open) are sure to be two of the top Rogers destinations, the opportunities here are endless. Book your next meeting in Rogers to take advantage of the businesses and amenities we have to offer.
